1. Fix the room and finish scope

Start with a list of spaces and the finish expected in each one. The PDF's broad scope is framing, plasterboard, carpet, lighting and a wet bar. For your own job, measure from drawings and on site, allow for the installation method you intend, and check product coverage and wastage against your supplier information.

3. Separate services and lump sums

The example shows recessed lighting fixtures, electrical installation hours and wet bar plumbing rough-in as separate lines. That makes it easier to see a fixture allowance beside installation work. It does not explain every connection or final fit-off task, so do not assume those are covered by the example total.
