THE SHORT ANSWER
Estimate tile flooring from the installation area, selected tile, layout, substrate condition and edge details. Show material allowances and labour separately, especially when the customer has not finalized the tile.
This guide follows a fictional 120 sq. ft. kitchen tile floor in Victoria, British Columbia. The linked tile flooring PDF example shows the scope and 6 separate costs in Canadian dollars. Treat it as a worked document, then use measurements, supplier quotes and labour inputs from your own project.
1. Confirm the actual tile and layout
Tile size, pattern and room geometry affect cuts and handling. Record the agreed layout and product before treating an installation rate as final. A straightforward room in a sample is not a substitute for inspecting a complicated layout.
2. Separate tile purchasing from installed area
This example installs 120 square feet and allows 132 square feet of tile. Explain the additional purchasing quantity rather than presenting it as extra installed space. Confirm carton quantities and replacement-piece expectations with the selected product.
3. Name the substrate assumption
The sample starts from a prepared, suitable substrate. It does not cover removal or corrective work. If those tasks belong in the job, add measured lines instead of hiding them in a general tile-installation amount.
4. Finish the estimate at the edges
Thresholds, perimeter transitions, exposed tile edges and final cleaning form part of the finished result. Count them explicitly. Confirm who moves and reinstalls appliances and whether the customer expects adjacent trim work.
Review the Canadian project address
For the 120 sq. ft. kitchen tile floor in Victoria, British Columbia, the example uses the measured trade units shown in its PDF. Residential jobs may mix square feet, linear feet, counts and supplier units; keep each line’s measurement basis visible. Inspect substrate moisture and condition, product availability and the chosen finish. Write down the preparation level and any work needed before the selected product can be installed. The figures are fictional CAD inputs, not a local price survey.
Describe which products the customer supplies and which the contractor supplies. State how any site condition outside the visible scope will be assessed and priced. Do not copy an allowance from another city or assume a sample’s tax entry establishes the treatment for this client.
Work through the tile flooring quantities
The matching PDF lets the client check each extension of quantity and unit rate. For this example, two useful checks are:
- Tile material allowance: 132 sq. ft. × C$5.60 = C$739.20.
- Layout and tile installation: 120 sq. ft. × C$11.15 = C$1,338.00.
Adding all 6 lines gives a C$2,911.20 illustrative subtotal. The PDF records 0% tax and C$2,911.20 as its total, before any markup. These are chosen sample inputs, not prices observed in Victoria, British Columbia. The measurement basis matters as much as the rate: a material purchase allowance may be larger than the installed area, while a fixture count is not interchangeable with hours of labour.
Check the scope before sending
- Record tile size, selection and pattern.
- Confirm a suitable substrate is part of the starting condition.
- Count edges, thresholds and transitions.
- State removal and appliance responsibilities.
Outside the illustrated scope: No existing-floor demolition, structural repairs, waterproof shower work, major leveling or appliance handling.
Check the business and client names, property location, dates, quantities, unit rates and notes. Confirm tax, markup and any required approvals for the actual job. If selections or site conditions are unresolved, label the line as an allowance and explain how it will be updated.
Common questions
Is a tile flooring estimate the same as a shower estimate?
No. The scope and assemblies differ. This floor example does not price a shower or imply that shower waterproofing is included.
Should grout be included?
State it explicitly. Identify setting and grout materials as well as the labour needed to deliver the agreed finished floor.
Open the itemized tile flooring example and its app-exported PDF to see these decisions presented to a client. You can adapt the structure while replacing every fictional project input with your own.
